Terms & Conditions

By booking a stay, a day package or an event with Arnav Harmony Farm, whether online, by phone or in person, you agree to these terms on behalf of everyone in your party. Please read them with the Cancellation & Refund Policy and the Privacy Policy, which form part of the same agreement.

A booking is confirmed only when we have both received payment and issued you a booking reference. Until then the dates are held provisionally and can be released. If a room becomes unavailable between your request and confirmation, we will tell you and refund you in full.

The guest who books must be at least 18 and is responsible for the conduct of the whole party. Please give us a phone number you will answer on the day of arrival.

We charge no booking fee. GST is applied as the law requires and is always shown as its own line before you pay, so the total at checkout is the amount you are charged.

GST on accommodation follows the per-night tariff: 5% at or below ₹7,000 a night, 18% above it. Meals taken as an upgrade, the day package and restaurant bills are charged at 5%. Weekend and weekday rates differ, and rates vary by meal plan and by the number of guests. The exact total for your dates is always shown before you pay.

Rates may change at any time for future dates, but never for a booking already confirmed. Extra guests beyond a room’s base occupancy are charged at the extra-guest rate shown at checkout.

• Rooms are available from 1:00 PM on your arrival date.
• Check-out is 10:00 AM.
• Day packages run 9:00 AM to 5:00 PM.

Early check-in and late check-out are subject to availability on the day and may be chargeable. Please carry a government photo ID for every adult in the party; we are required to record it at check-in.

The zipline, sky cycle, high ropes and swimming pool are operated by trained staff and carry inherent risk. You take part at your own risk and must follow every instruction our staff give you. We may refuse participation, without refund for that activity, where someone is intoxicated, unwell, outside the safe height or weight range for the equipment, or unwilling to follow safety instructions.

Children must be supervised by an adult at all times, particularly at the pool, the rain dance and the kids’ play area. The farm is a working rural property with water bodies, uneven ground and open fire at the bonfire.

• Please respect other guests, particularly between 11:00 PM and 7:00 AM.
• Smoking is not permitted indoors.
• Outside alcohol and any illegal substance are not permitted.
• Pets are not permitted unless agreed with us in writing before you book.
• Any damage to rooms, equipment or grounds beyond fair wear is chargeable to the guest who booked.

We may ask a guest or a party to leave, without refund, for behaviour that endangers or seriously disturbs others or our staff.

Please do not leave valuables unattended. We take reasonable care of the property but cannot accept liability for loss or damage to personal belongings, vehicles or their contents, except where the loss is caused by our negligence.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for anything else that cannot lawfully be limited. Subject to that, our total liability arising from your booking is limited to the amount you paid us for it, and we are not liable for indirect or consequential losses such as travel costs or other bookings.

We are not liable for failing to provide the stay where it is prevented by something beyond our reasonable control: extreme weather, flooding, landslide, fire, an interruption to power or water supply, an epidemic, or an act of government. In those circumstances we will refund what you paid, as set out in the Cancellation & Refund Policy.

Photographs on this site are of Arnav Harmony Farm and show the property as it is. Small differences between a photograph and what you find on the day, such as planting, furniture, weather and seasonal changes, are normal and are not grounds for a refund. The text, photographs and design of this website belong to us and may not be reproduced without permission.

These terms are governed by the laws of India, and the courts at Raigad, Maharashtra have exclusive jurisdiction over any dispute arising from them.
